To transform an aging roadside motel into a high-end hospitality destination in Pocono Lake, Pennsylvania, the client needed financing that could support both construction and long-term ownership. Cascade Capital Advisors secured a $3.4 million SBA 7(a) loan structured with a construction line of credit during the renovation phase, which will convert to a 25-year amortization upon completion. The financing enabled the conversion of the property into a luxury 25-room boutique venue, complete with a two-bedroom cottage and a two-bedroom owner’s suite, providing the client with a flexible capital solution from redevelopment through stabilization.
